Stahl Organization replaced the Prudential Douglas Elliman team that marketed the L haus condominium in Long Island City with Modern Spaces. Stahl revealed the switch today with the launch of the condo’s new website, but Modern Spaces’ Jennifer Dorfmann and Tonia Moore officially took over the sales effort Jan. 1.
In more than three years at the helm, Elliman sold about 60 percent of the 122 units in the L haus, located at 11-02 49th Avenue. Like the developers of nearby condo the Industry, Stahl made the switch to Modern Spaces from Elliman because of the firm’s Long Island City base.
“At over 60 percent sold, we have a number of larger residences left at L haus, and are looking to create more momentum as we head towards sellout, said Gregg Wolpert, co-president of Stahl. “Modern Spaces has a successful track record in Long Island City. In just a few weeks we have seen increased foot traffic to the building and have several contracts out.”
Streeteasy.com shows contracts are out for four two-bedroom sponsor units whose prices ranged from $565,000 to $795,000. L haus still has unsold one-, two- and three-bedroom apartments at $495,000 to $1.35 million.
After reaching the 51 percent-sold mark this May, Stahl released penthouse units to the market. Modern Spaces CEO Eric Benaim said in a statement he expected those units to be in particular demand considering the strong market for larger residences in the neighborhood.
