Hudson Square residential tower, park proposed

Edison Properties will build a residential development and a public park on a site that is currently a parking lot in Hudson Square if a zoning proposal goes through, DNAinfo reported.

The lot Edison owns, between Dominick and Spring streets and Varick and Hudson streets, could become Dominick Street Park and a 230-unit residential tower at 270 Spring Street. The tower would have ground-floor retail and 46 of the units would be affordable housing.

The New York City Department of City Planning is expected to certify the proposal for rezoning that Trinity Real Estate, Hudson Square’s largest landlord, will make soon, according to a draft scope of work filed with the department, DNAinfo said. The rezoning must be approved for any residential development to take place in the neighborhood. After the certification there will be a seven-month review process.

The proposed building already has its detractors.

“It would seem that there are many more good opportunities in and around Hudson Square to increase the amount and quality of publicly owned public space, rather than trade slivers of privately owned space for ever taller high-rises around them,” Andrew Berman, president of the Greenwich Village Society for Historic Preservation, told DNAinfo.
