Priciest, cheapest units to hit the market

Two of this week's top listings have $24M asks

The priciest unit to hit the Manhattan market this week belongs to talk show host Kelly Ripa, according to Streeteasy.com. Located at 76 Crosby Street in Soho, this condominium listing is a co-exclusive between Adam Modlin of the Modlin Group and Raphael De Niro of Douglas Elliman and comes with a $24.5 million ask. The home is a duplex penthouse unit with five bedrooms and 4.5 bathrooms. Despite previous reports, the listing says the home measures 6,792 square feet. In addition, there are 12-foot ceilings, dark-stained white oak flooring, as well as a 2,500-square foot private roof deck.

Liz Dworkin at Brown Harris Stevens has the week’s next most expensive listing, located a bit farther downtown at 169 Hudson Street in Tribeca. This 6,054-square-foot condominium home is also a penthouse and has a $24 million ask. The home has five bedrooms, four full bathrooms and three half bathrooms. It has reclaimed barn wood floors, a six-burner stove top and an infinity pool atop with Lower Manhattan views.

Brown Harris Stevens also has the week’s third priciest unit — this one listed by Paula Del Nunzio. Located at the J.E.R. Carpenter-designed 625 Park Avenue, this co-op listing comes with the potential for combination, as previously reported. The two units are on the third floor. One appears to have three-bedrooms, and boasts a a private elevator landing and Park Avenue views from the living room and master suite. The adjacent apartment contains one bedroom and 1.5 bathrooms. The asking price is $19.5 million.

The week’s least expensive listing is located uptown at 29 Convent Avenue in West Harlem. Halstead Property’s Michael Coker has the listing for this co-op home with an asking price of $150,000. The home measures 700 square feet, has two bedrooms and one bathroom.

Two Central Harlem listings are tied for the next cheapest. They are located at 48 West 138th Street. These studio condo units have asking prices of $196,267. One is listed with Diane Saltiel at Rubicon Property; the other by Karen Cantor of Bohemia Realty Group. The homes feature exposed brick and solid wood flooring.

The third cheapest listing is also located in the same property and has a $206,876 ask. This unit is a studio condo and is listed with Henry Orenstein at Rubicon Property. —Zachary Kussin
