Steepest, cheapest listings to hit Manhattan market this week

Douglas Elliman’s Fredrik Eklund and John Gomes had the priciest single-family residential listing to hit the Manhattan market this week with a $22.5 million townhouse at 79 Horatio Street in the West Village, according to StreetEasy. The fully restored 7,100-square-foot pad boasts six bedrooms with ensuite baths, three powder rooms, two fireplaces and a master suite with floor-to-ceiling windows and a Juliette balcony. The entire home has been pre-wired for sound, security, intercom and automatic window shades, according to the listing.

Second priciest this week is an $18.5 million townhouse at 54 West 87th Street on the Upper West Side. This six-bedroom home spans more than 8,000 square feet and includes a staff room, eight full and two half-baths, a media room, gym and playroom. A chef’s kitchen opens onto a garden, and a butler’s pantry and wine cellar round out the culinary accoutrements. The Corcoran Group’s Meredith Verona, Carrie Chiang and Richard Phan have the listing.

Number three on the pricey end, also on the Upper West Side, is a $17.9 million townhouse at 9 West 82nd Street. Located just a few feet from Central Park West, the six-bedroom, five-story home spans more than 7,000 square feet and was recently fully renovated. Modern additions to this 1886 home include an elevator, chef’s kitchen, sauna and steam area, and each floor has separately zoned air conditioning and heating. Six working fireplaces, custom cabinets, two landscaped ground floor gardens and a multi-level roof garden round out the home’s touches. The cheapest listing to hit the market this week is a $139,000 one-bedroom condominium at 571 Academy Street in Inwood. The unit is 505 square feet and located in a prewar elevator building with a central laundry room and live-in super. Metrostar Realty’s Gene Burshtein has the listing.

Second-cheapest is a $159,000 studio co-op at 579 West 215th Street, also in Inwood. Unit details were not immediately available, but building amenities include a bike room, elevator, garage parking, laundry in-building and a live-in super. Access Property Group’s Susanna Saarinen has the listing.

We head a few blocks south to Hudson Heights for number three on the inexpensive end this week, where a studio co-op at 153 Bennett Avenue is asking $175,000. The unit boasts hardwood floors, three closets, a windowed kitchen and bathroom and an alcove dining area.
