Steepest, cheapest listings to hit Manhattan this week
On the high side: Jon Bon Jovi’s Soho penthouse tries again. On the low: “Will require TLC”
Douglas Elliman’s Leonard Steinberg and Herve Senequier had the priciest single-family residential listing to hit the Manhattan market this week with Jon Bon Jovi’s $37.5 million penthouse condominium at 158 Mercer Street in Soho. The 7,452-square-foot duplex returned to the market yesterday after an unsuccessful go from March of last year, when the unit was first listed for $42 million. The ask was then slashed to $39.9 million in September for the five-bedroom digs, which boast several fireplaces, a separate Nanny’s quarters glass-encased upper floor.
The week’s second-priciest listing is an $18 million co-op at 145-146 Central Park West on the Upper West Side. The three-bedroom pad at the San Remo is located in the building’s northeast corner and boasts original bathrooms, steel and glass kitchen cabinets and bedrooms facing Central Park. An eat-in kitchen, servants’ hall and maid’s room are also featured, while marble walls and terrazzo flooring rounds out the details. Warburg Realty’s Andrea Daniels has the listing.
Third on the pricey end this week is a $17.5 million co-op at 760 Park Avenue on the Upper East Side. The full-floor residence includes four bedrooms, hardwood flooring and preserved period details, and boasts a 29-foot living room with a fireplace and large windows overlooking Park Avenue. The eat-in kitchen is outfitted with custom cabinetry and granite countertops, and the private chambers in the home’s Southern wing boast a master suite with a fireplace, dressing room, marble bath with double sinks and a separate shower and tub. The cheapest Manhattan listing to emerge this week is a $290,000 studio co-op at 2790 Broadway, at West 108th Street, in Manhattan Valley. The home boasts oak flooring, high ceilings and is “subletter friendly,” according to the listing. Building amenities include a bike room, elevator, laundry in building and a live-in super. Citi Habitats’ Tiga McLoyd has the listing.
Second on the inexpensive end this week is a $319,000, five-bedroom restricted sale co-op at 448-450 Saint Nicholas Avenue, at West 133rd Street. The home has high ceilings “but will require some TLC,” according to the listing. Brian Byfield of Brian Byfield LREB has the listing.
The third least expensive unit to hit the market this week is a $325,000 studio co-op at 517 East 77th Street on the Upper East Side. Located in the landmarked Cherokee building, the prewar home boasts new hardwood floors, new appliances, oversized windows and is adjacent to John Jay Park.
