Extell chops nearly $30M off original ask at UES townhouse

"White box" at 19 East 61st St. now wants $37.5M

Gary Barnett’s Extell Development slashed the price of a luxe, nearly 10,000-square-foot townhouse adjacent to its Carlton House development on the Upper East Side to $37.5 million, down from the $65 million it was first listed for in 2014.

The price cut is the latest in the company’s push to finally complete the sellout of the project, which has been on the market since 2013. Earlier this month, the firm swapped out its internal marketing team for agents from several different brokerage firms, who were each assigned the exclusive on an unsold unit.

It’s now done the same for the townhouse, tapping Brown Harris Stevens [TRDataCustom] townhouse agent Paula Del Nunzio to sell the property. The price cut is the second on the home, which was most recently listed for $49.5 million.

Neither Del Nunzio nor a spokesperson for Extell was immediately available for comment.

Extell is trying to sell the 35-foot-wide, 9,700-square-foot limestone townhouse at at 19 East 61st Street as a “white box,” meaning the interiors are unfinished. The property comes with access to the amenities at the cond-op next door, including the fitness center, a 65-foot indoor heated swimming pool and steam rooms. It also has 5,000 square feet of outdoor space.

The development firm forked out $175 million for the site of the Helmsley Carlton House hotel in 2010, converting it into a 68-unit cond-op with partner Angelo, Gordon and Co.
