Scorecard: The best and worst neighborhoods for building violations

From the September issue: If you knew a building had a long rap sheet of violations, including everything from rats to no heat, would you live there?

Rentlogic, a new website that compiles complaint and violation data citywide, wants to help renters see building violations before they move in. The company compiled a list of the best and worst neighborhoods by quality of building maintenance for The Real Deal.

The downtown neighborhoods Battery Park City and Civic Center topped the best, and the uptown neighborhoods Washington Heights and Hamilton Heights topped the worst.

“There’s a strong financial incentive for landlords not to make repairs on time,” Rentlogic CEO Yale Fox said about building owners in neighborhoods like Washington Heights who want to encourage lower-income tenants to move out.

Violations notwithstanding, Manhattan rental prices were near stagnant in July, according to a report from appraisal firm Miller Samuel [TRDataCustom].

The median rental price of $3,450 was up just 0.2 percent over June and up 0.9 percent over July of last year.

“For much of 2016, growth in median rent on a year-over- year basis flirted with zero,” Miller Samuel head Jonathan Miller wrote in the report.
