Noho development reaches for classy status

The developer of a small Andres Escobar-designed Noho building is offering buyers amenities typically reserved for larger condominiums — minus a gym and full-time doorman.

The 14-unit building at 52 East 4th Street and the Bowery will feature an outdoor swimming pool and deck, parking garage, an electric, gated driveway and a part-time doorman, said Michael Bolla, the marketing and sales agent for the project.

“It’s only 14 units and it has the top finishes of everything,” Bolla, the founder and director of sales for Luxury Lofts and Homes, said. The interiors will be comparable to Ian Schrager’s luxurious 40 Bond, designed by Herzog & de Meuron, Bolla added.

A 32,000-square-foot, 22-story skinny building that ascends 220 feet, 52 East 4th Street will have retail, most likely a gallery, on the first three stories amounting to 16,000 square feet.

On floors four through 15, there will be one studio with terrace, three one-bedrooms, one two-bedroom with wrap-around terrace, and nine, two-bedroom, 2.5-baths, one with private, rooftop outdoor space. The developer, HK Organization, is using the floors above to accommodate 13- to 14-foot ceilings in the apartments.

Prices range from $795,000 to $4.7 million, averaging $1,830.57 a square foot. The three garage spots cost $175,000 each.

Marketing and sales start Monday and Bolla expects a fall move-in date.
