An architectural oddity, the Rem Koolhaas-designed condo project at 23 E. 22nd St. will be cantilevered over adjacent buildings in five steps when completed. This allows the narrow building – which has a 33-foot-wide footprint – to maximize its space. The 22-story, 18-unit building will have apartments ranging in size from 1,800 to 6,100 square feet, priced from $7 million to $50 million. Other new luxury projects underway include the Dillon at 425 West 53rd Street, with 83 units priced from $1 million to over $5 million; and the Charles at the corner of 72nd Street and First Avenue, where 45 homes are priced from $2 million to $16.5 million.
