For the five tenants at developer Michael Bolla’s converted 19th-century Chelsea mansion at 436 West 20th Street, butler service is included. Ivo Juhani, 33, is head waiter at the Waverly Inn, part-time assistant for Vanity Fair editor Graydon Carter, and now, butler at the townhouse that once belonged to late actress and diving instructor Frances Gaar. Bolla purchased the home from Gaar in 2008 for $6.1 million and got to work renovating and converting the property into five luxury rental apartments, which he offered for between $15,000 and $20,000 per month. The property is also on the market for $21 million. Juhani, who will be stationed in the hallway of the home between 12 p.m. and 4 p.m., will wait on tenants including Courtney Love and Olivier Sarkozy, the half-brother of French President Nicolas Sarkozy.
