$31K-per-mo rental available at Superior Ink
The Robert A.M. Stern-designed blockbuster condominium conversion Superior Ink is now virtually sold out, with only a couple of townhouses remaining on the market.
But Stern-ophiles who missed out on buying a place now have the opportunity to rent a three-bedroom, three-bath unit in the 17-story project, located at 400 West 12th Street.
Apartment 7B hit the market last week for $30,950 with Elliot Bogod of A & I Broadway.
A Southwest-facing corner unit with a terrace, the apartment was purchased by Westchester-based Segal & Segal Holding LLC for $8.65 million in 2009, according to city records. The buyers then prepared to move into the apartment, installing home theaters — with large screens and powerful speakers — in nearly every room.
“In today’s environment, every member of a family wants to watch different channels,” noted Bogod. He added that there are iPads rigged up to the screens for watching Internet videos and streaming music.
But after outfitting the apartment to their specifications, the buyers decided not to move into the city from Westchester after all, said Bogod. They decided to rent it out for the time being instead — home theaters included — and may move there in a few years, he said.
Located on the site of the former Superior Ink factory, the new brick-and-stone condo is one of the most successful new projects of recent years, with celebrity buyers including actress Hilary Swank and designer Marc Jacobs. In late November, Houston Rockets owner Leslie Alexander sold his penthouse there for $31.5 million, setting a new record for the priciest apartment sale below 14th Street. (There have been a few noted steals at the building, though, with two units going as freebies to executives of developer the Related Companies and, as The Real Deal reported earlier today, another 3,234-square-foot apartment going for a striking $268,705, or $80 per square foot.)
Apartment 7B — where all three bedrooms have Hudson River views — is the “only large apartment” available for rent at Superior Ink right now, Bogod said. Two other rental units on the market are a studio and one-bedroom. Anthony Caleb Followhill, the lead singer of band Kings of Leon, recently rented a two-bedroom unit in the building which was listed at $8,000 per month.
So why put the unit on the market in the dead of winter? Bogod said the owner is patient.
“He believes that January and February is a good time for people to look into [renting] a new residence,” Bogod said. “We don’t expect to rent it immediately.”
The unit went on the market just before Christmas, and there hasn’t been much action yet, Bogod said, due in part to the aftermath of the Boxing Day blizzard.
“In this weather, I’d be surprised if we got any calls,” he said.
