LIC’s Murano taps Modern Spaces to sell remaining units

The Murano, a 12-story, 76-unit condominium at 519 Borden Avenue in Long Island City developed by Hudson Equities, hired Modern Spaces to exclusively market the 46 remaining units. Opened last year, the condo did not have an exclusive brokerage, but Modern Spaces had been responsible for filling the most of the 30 units, according to Eric Benaim, co-founder and CEO of the company. The LIC-based firm has 20 brokers focused specifically in the neighborhood. “We had the most deals in the building of any outside brokerage, the developers saw that and they approached us to market it exclusively,” Benaim said. Modern Spaces will create an outdoor recreation yard and a children’s playroom, it will add art and restage new apartments to help lure buyers. According to Benaim, Hudson Equities was unhappy with the sale prices of the first 30 units compared to comparable nearby condos. TRD
