UWS ‘turn-key’ triplex hits market

An investor in the popular Hummus Kitchen restaurant chain has listed his triplex apartment on the Upper West Side for $1.65 million, according to Alon Chadad, co-founder of Blu Realty Group, who is co-listing the apartment with Blu co-founder Moshe Balalo (note correction appended). The condominium unit hit the market last Thursday.

The 1,587 square-foot pad, in the walkup building at 252 West 74th Street, between West End Avenue and Broadway, has three bedrooms, and three bathrooms and includes 156 square feet on a private roof deck.

The Manhattan hummus chain recently expanded to the Upper West Side, signing a 10-year lease for a fourth Manhattan location at 416 Amsterdam Avenue at 80th Street, bringing the total eatery count to four.

Its owner, listed as Ran Marom in public records, is moving because his family has grown, and they need more space, but the Maroms do not yet know where they will be moving to, Chadad said. Marom bought the apartment, in the 10-unit building, in 2009 for $999,999, public records show.

Chadad pointed out that the apartment has been recently “completely renovated,” so that a new buyer “just needs to pick up the key.”
