Robert Redford opening Sundance Cinemas upstate

Actor, director and Sundance Group President Robert Redford announced a deal Tuesday to open its first East Coast Sundance Cinemas multiplex theater at the $150 million Rivertowns Square in Dobbs Ferry, in Westchester County, by spring of 2014.

The eight-screen theater, the first Sundance Cinemas complex in the eastern U.S., will be the entertainment hub of the long awaited mixed-use complex from Armonk, N.Y.-based Saber Real Estate Advisors, which will include 233 luxury rental units, a 120-room hotel, five restaurants, up to 20 retailers and parking for 1,000 cars, located on Lawrence Street and the Saw Mill River Parkway.

Robert Greenstone, chairman of Manhattan-based Greenstone Realty, the leasing agent for the complex, said the Sundance Cinemas Westchester will have a mix of mainstream and independent films as well as offerings from local artists.

He said the development team is working to find a select number of restaurants and retailers that will fit in with Saber Real Estate Advisors-developed Rivertowns Square concept, which resembles more of a village than a traditional mall. The Sundance Cinemas for example, will measure 32,000 square feet, but include an art gallery featuring local artists, stadium seating and a Sundance Bar & Bistro.

“What we’ve decided to do is bring in a number of retailers that are really needed in the area,” Greenstone said. “Sort of more resembles Columbus Avenue than anything else.”

The developers are close to announcing several retailers for Rivertowns Center and are still in talks on finding an operator for the 120-room hotel.

Sundance Cinemas currently operates in San Francisco, Houston and Madison, Wis., with a fourth theater under construction in West Hollywood, Calif.
