The penthouse at 419-421 Broome Street, the building where actor Heath Ledger was renting when he died in 2008, just hit the market for $25.5 million.

Darren Kearns and Jim Farah of the Corcoran Group listed the 7,634-square-foot spread today as a co-exclusive with Joan Swift of Prudential Douglas Elliman, according to data from Streeteasy.com. The price tag is a hefty markup from the last time the condo unit traded hands; just over a year ago, an entity called 421 Broome Street LLC paid $17.8 million to buy the apartment from the building’s developer, Palm Beach, Fla.-based investor Donald Burns.

The apartment is above the loft where Ledger was famously found dead of an accidental prescription drug overdose.

Burns purchased the entire building in 2004, and converted it from rentals to condos. The penthouse has six separate terraces and comes with parking spaces for two vehicles in the building’s rear yard, according to the listing. It has six bedrooms and five-and-five-half bathrooms and features a great room with 24-foot ceilings as well as exposed brick walls, a wine cellar and hot tub. It was not immediately clear if the current owner has been living in the apartment.

Any prospective buyers should be grateful they’ll not be dealing with Burns, the wealthy director of telecoms company Vocaltec Commuications. He drives a hard bargain: Burns reportedly negotiated a price discount of $31 million on one of California’s most famous homes last year, buying the Razor mansion for $14 million.

Farah declined to comment on the listing.

Meanwhile, Josh Hutcherson, the star of new hit film “Hunger Games” bought Ledger’s former Hollywood home earlier this month for $3 million, it was reported.
