Priciest, cheapest units to hit the market

One three-bedroom listed at $21M; another at $199K

The priciest home to come online this week is a condominium unit at 25 Columbus Circle in Lincoln Square with an asking price of $21.5 million, according to Streeteasy.com. Elizabeth Sample and Brenda Powers at Sotheby’s International Realty have the listing. The 2,636-square-foot home has three bedrooms, three bathrooms and one half bathroom. Other features include 10-foot ceilings and a great room with park views.

Cathy Fuerth of the Corcoran Group has the week’s second priciest listing for an Upper East Side co-op located at 830 Park Avenue. Listed with an asking price of $15.999 million, the seven-bedroom, seven-bathroom home comes as a combination opportunity. A Maisonette triplex that has its own private entrance can be connected to an adjacent doctor’s office — now converted for residential use — that has its own Park Avenue entrance, according to the listing. Mary Kent at Sotheby’s is the broker for the doctor’s office. However, if combination is not in the cards, the five-bedroom, 4.5-bathroom triplex alone, which measures 3,800 square feet, can be purchased for $12.999 million. According to the Corcoran listing, the home has a renovated kitchen, high ceilings throughout and an exercise room.

A condo penthouse in Chelsea takes third place for the week’s priciest listings. Leonard Steinberg and Herve Senequier at Prudential Douglas Elliman have the listing for the 3,248-square-foot, three-bed, 3.5-bathroom home located at 200 Eleventh Avenue. According to the description, the home is located half a block away from the High Line and offers views of Midtown.

A West Harlem co-op home located at 511 West 138th Street is the week’s least expensive listing to hit the Manhattan market. The three-bedroom, one-bathroom, 800-square-foot home has an asking price of $199,000. Julia Torrence at Torrence Real Estate has the listing.

A studio co-op unit located at 320 East 42nd Street in Midtown East is the week’s second cheapest listing. Square footage for the unit, whose asking price is $215,000, is not listed. Joe Gotham at Joe Gotham LTD has the listing, which says the apartment gets good sunlight and has a large kitchen.

The third least expensive listing is located across town in Midtown West at 325 West 45th Street. Guido Pompilj at Vivaldi Real Estate has the listing for the 300-square-foot studio unit. The listing says the home’s southern exposure gets good natural light and gives views of a tree-lined street below. — Zachary Kussin
