Manhattan CB7 unanimously approves Upper West Side condo conversion

Plans for the Naftali Group’s condominium conversion at 176-182 West 82nd Street on the Upper West Side were unanimously approved by Manhattan Community Board 7 late last week, Curbed reported.

The modifications include a reduction in the number of units — to 11 from 20 — as well as the addition of a 5,546-square-foot penthouse on the roof level. Christian Bailey of the Office for Design & Architecture, the firm retained for the site’s design, told CB7 that the penthouse would be made as “invisible as possible.”

However, co-op board members of the neighboring 172 West 82nd Street questioned whether the rooftop penthouse would block their terraces’ points of view. CB7 officials had hoped that ODA would bring a mockup model for their review.

As previously reported, this will be the Naftali Group’s first condo project in Manhattan. The buildings measure five stories and are mixed-use.

    Be prepared to see a lot of conversions – very little new construction in the pipeline means that conversions are going to be a viable way to get for sale product to the market. These conversions will further limit the number of market rate rentals which will drive rental rates up further.

    It boggles my mind that our “leaders” won’t make it easier/faster/cheaper to build more housing in our City.
