Russians see U.S. residential market as a ‘safe-deposit box’: VIDEO

Wealthy Russians are increasingly turning an eye toward the real estate market in the United States, CNBC reported. Edward Mermelstein, a prominent real estate attorney and developer, said that Russians were looking to “spread the wealth all across the globe.”

Many Russian clients of his, he added, are now looking to invest in projects ground-up, particularly in condo developments. “They’ve been buying condominiums for 10 years, this is just an extra layer of risk, that’s all,” Mermelstein said.

Indeed, Russians have been behind some of the largest deals in the New York residential market, including fertilizer magnate Dmitry Rybolovlev’s record-shattering $88 million of a penthouse at 15 Central Park West. Russian investors also play by different rules, with a premium on discretion and a tendency to make all-cash deals, as The Real Deal previously reported. [CNBC] –Hiten Samtani

    The irony of this article is not lost on me, especially given the current, extreme anti-American sentiments in Russia (stemming from a series of high-profile adoptions of Russian children by abusive American parents, as well as retaliation for the US Magnitsky Act). Despite such professed vehemence for America, wealthy Russians, both oligarchs and government officials, know that the real estate, especially NYC real estate, is a safe investment as a hard asset. On the plus side, these purchases help solidify NYC real estate as a smart investment, the only question is how Putin feels about all of this.

    The piece underlines an iteresting trend. For those with money to invest, high end real estate in NY and other major cities is one of the smartest places to put that money right now. As an asset class it is now in a category of its own in terms of potential for appreciation
