Prefabricated Broadway Stack project makes headway: VIDEO

At Broadway Stack, the prefabricated residential building at 4857 Broadway in Inwood, the foundations and first floor have been completed, Curbed reported. The remaining 38,000 square feet of the project, developed by Gluck+, is being constructed off-site before being shipped and assembled during the week of April 15.

The seven-story building will contain 28 rental apartments. The building will take four weeks to go up, while the installation of the mechanical systems, the façade and finishing touches will take an additional three months.

“Construction inside a factory is a new way of building,” a video that the Gluck+ team released about the off-site construction process explains.

Factory construction offers builders controlled weather conditions, better supervision and the opportunity to offer more stable jobs, all of which “lead to better quality construction.”

Additionally, the video notes that moderate income and affordable housing is often synonymous with “bare bones” construction and poor design. However, as a narrator says, “half the construction time cuts construction financing and halves the time of site supervision, significantly reducing the project cost.”

    Pre-fab factory construction with wood/stick frame single family homes has been done in the state of PA fro decades. This differs only in the use of steel/concrete , and the multi-story element which requires a structural system to accommodate the ever increasing stacked loads, or a structural grid within the buildings elements.
