Now that sales are closing at 18 Gramercy Park, it’s become clear that the Zeckendorf brothers’ luxury condominium conversion has broken neighborhood price records, just as expected. Two units at the property sold for $16.9 million and $15.2 million, or $4,011 per square foot and $3,630 per square foot, respectively, Curbed reported, citing a CityRealty market report. The previous neighborhood record was set last June for $3,259 per square foot.
These two sales have upped Gramercy Park’s average neighborhood price per square foot, which jumped nearly 40 percent over a 90-day period, according to CityRealty. The average price is now $1,837 per square foot, the report shows.
The $16.9 million unit sold to Jon Corzine’s ex-wife, as previously reported.
A penthouse at 18 Gramercy Park is in contract for the $42 million asking price. Houston Rockets owner Leslie Alexander bought the penthouse, which set another record at the time, as previously reported.
