A brownstone at 206 Park Place in Prospect Heights has been sold for $4.3 million to an undisclosed buyer, making it the highest recorded sale for a brownstone in the neighborhood, according to a release from Donawald Realty and data from StreetEasy.

The four-story house features a two-level deck built from Brazilian wood, a garden oasis with a Koi pond and a solarium, the listing says. Its lot size is 24.5 feet by 162 feet, the release said. Broker Lynn Donawald of the Park Slope-based firm had the listing. The seller, who purchased the property in 1976, was listed as Peter A. Weir, PropertyShark shows.

Just last month, a brownstone at 105 St. Marks Avenue broke the same record, selling for $3.1 million, as previously reported. The two highest condo sales in Prospect Heights have been for penthouses at 1 Grand Army Plaza, at $5.1 million and $4.9 million, respectively, StreetEasy shows.

While construction in Prospect Heights and Crown Heights slowed during the downturn, residential projects are returning to the area, including a 14-unit rental building at 818 Dean Street and a 65-unit building under construction at 341 Eastern Parkway in Crown Heights, as The Real Deal reported. – Mark Maurer
