If 2013 keeps up the current pace, this year will be the strongest market for luxury sales since 2007, according to residential brokerage Olshan Realty’s latest market report.

In the last week, 31 contracts for luxury properties were signed. That brings the year-to-date total to 750 contracts signed for Manhattan homes asking $4 million and above, with one-third of the deals in new developments that will not be completed for at least two years.

Last week’s priciest contract — also the most expensive apartment ever sold Downtown — is a prime example. Penthouse 60 at 56 Leonard Street, a top-floor duplex with 7,799 square feet and 1,200 square feet of terraces, was on the market for $47 million.

The second priciest contract signed last week, for a 6,400-square-foot, four-bedroom penthouse, is also at 56 Leonard. Penthouse 53, which comes complete with two terraces and a balcony, was asking $28.5 million. –Julie Strickland
