Town brokers are listing the spread, which comes with the services of Thomas Juul-Hansen

A trio of sellers at 1 York Street, the Tribeca condominium development, asked brokers to use their imaginations last night, at a fete to drum up interest for a full-floor spread that’s currently three separate units, now asking $22 million.

The event, held by listing brokers Jason Karadus, Frank Giordano and James Cox, all of Town Residential, took place in a party room at the building. Some 40 brokers who focus on the high-end Downtown market sipped melon cocktails to the soft strains of a strings duet. And while they were unable to scope out the 10th-floor — the three units are currently rented out, Cox said — the brokers could get a taste of the future combination on a tour of the 11th floor, another pad made from three units.

A buyer will get to employ the talents of Thomas Juul-Hansen, the architect best known for designing Extell Development’s One57 skyscraper, who will create the 5,350-square-foot combination. He’s no stranger to the building, developed by Stanley Perelman, having designed a similar combination on the seventh floor. (The cost of the renovation and Juul-Hansen’s services are included in the price tag.)

The 10th-floor hit the market in April, StreetEasy shows. It comes with two parking spaces, 200 square feet of storage space and an amenity space including an outdoor heated pool and a 2,200-square-foot sundeck, StreetEasy shows.
