A 13,103-square-foot, 16-unit rental is slated to rise at 596 Washington Avenue, just on the Clinton Hill and Prospect Heights line in Brooklyn.

The spot will also reportedly have retail on the ground floor, according to the plan exam application filed Aug. 20 and cited by BuzzBuzzHome.

Chess Builders LLC, the developer behind the Yard LIC at 2-26 50th Avenue in Long Island City, has brought on S3 Architecture to design the building. The duplex apartments will feature tall ceilings and oodles of light, according to the design firm’s site, cited by BuzzBuzzHome. The units will all boast balconies, terraces or patios, and a rooftop recreation area will be available to all of the building’s inhabitants.
