Former Morgan Stanley CEO John Mack is having a hard time selling his nine-room penthouse in Lenox Hill’s Leonori building at 26 East 63rd Street.

Since listing the 3,650-square-foot duplex in February for $22.5 million, Mack has chopped the price by nearly 28 percent. He dropped it to $19.5 million – and now to $16.25 million. That means the per-square-foot asking price has gone from $6,000 to $4,452.

Mack has also changed listing brokers – from Roger Erickson of Sotheby’s International Realty to Jared LaFrenais of Douglas Elliman, StreetEasy shows. The unit features a terrace, solarium, maid’s room and the building’s sole fireplace.

In the interim, Mack, who retired as CEO in 2010, is waiting to finish a renovation of his 165 East 70th Street carriage house. The mansion has a 12-car garage. [Curbed]Mark Maurer
