Priciest, cheapest listings to hit the Manhattan market this week

The Modlin Group’s Adam Modlin had the priciest listing to hit the Manhattan residential market this week with a $19.9 million penthouse condominium atop 15 Park Row. Listed as a private residence for the first time in more than 100 years, the 10,600-square-foot property is located on the building’s 26th and 27th floors, the home includes a large private terrace, two balconies, high ceilings and skylights.

Next up on the pricey end is a $14.5 million duplex penthouse co-op at 1158 Fifth Avenue. This four-bedroom home includes a terrace, high ceilings, formal dining room and a butler’s pantry and breakfast room off the kitchen. The master bedroom opens into a 16-foot high, 30-foot-long glass conservatory. Patricia Wheatley and Nikki Field of Sotheby’s International Realty have the listing.

The third priciest listing to hit the market this week is a $13.74 million condominium at 140 Charles Street in the West Village. Listed by TOWN Residential’s Brett Miles, this 3,600-square-foot duplex features seven floor-to-ceiling glass walls leading out to six separate outdoor spaces, a key-locked elevator, five wood-burning fireplaces and an eat-in kitchen.

The least expensive listing to hit the market this week is a one-bedroom prewar co-op in the Falkland at 880 West 181st Street in Hudson Heights, asking $235,000. The home boasts hardwood floors, a fully equipped kitchen with a Viking stove and stainless steel appliances. Ante Jakic of Reaction International has the listing.

The week’s second cheapest listing, a studio co-op at 235 West 102nd Street on the Upper West Side, has a price tag of $279,000. Features include a kitchen with full-size appliances and a dishwasher, a bath with the original soaking tub and pedestal sink and freshly painted walls throughout. Amenities in the full-service building include a 24-hour concierge and doorman, a live-in super, bike room and laundry in the basement. Number three on the cheap end is a three-room studio co-op at 405 East 63rd Street and Lenox Hill. With a price tag of $299,000, this home has an open layout, a separate windowed kitchen, newly installed bamboo flooring, a dressing room, original kitchen and bathroom. Also located in a full-service building, amenities on offer include a 24-hour doorman, live-in super and a furnished rooftop.
