The Real Estate Board of New York has nominated eight sales, eight leases and one financing deal for their “Most Ingenious Deal of the Year Award.”

Brock Emmetsberger and James Nelson of Massey Knakel Realty Services submitted a sales transaction titled “From Gas to Grass — 239 Tenth Avenue.” The Chelsea site is home to Michael Shvo’s future luxury art-themed condominium tower, which he plans to open in the fall of 2015.

Other entries include James Kuhn of Newmark Grubb Knight Frank’s $200 million transfer of the World Financial Center to Brookfield Properties; Coach’s purchase of 737,774 square feet of office space in Hudson Yards, which was represented by Mary Ann Tighe and Gregory Tosko of CBRE; and Citigroup’s renewal of 2.8 million square feet of Downtown office space at 388-390 Greenwich Street, a deal also brokered by CBRE agents Robert Alexander, Michael Geoghegan and Andrew Sussman.

Winners are announced May 6. [NYP] Angela Hunt
