Trio of new tenants shake hands on 42,000 sf in Masonic Hall

Asking rents around $57 per square foot

Brokerage City Connections Realty has landed three new commercial tenants with 10-year leases for the historic Masonic Hall, located in the Chelsea-Flatiron neighborhood, in the last three months.

Help/PSI, a nonprofit that assists adults with HIV/AIDS and substance abusers, is the most recent tenant at 71 West 23rd Street, taking 13,000 square feet at the beginning of February. Yvonne Chang of the Kaufman Organization brokered the deal.

Before that, tech company Turn leased 26,000 square feet and yoga studio Yogi Shanti leased 2,750 square feet on the ground floor. Asking rents for each space were between $56 and $58 per square foot, according to the New York Observer.

“It’s pretty aggressive in terms of timing, especially in our neighborhood, in terms of closing deals,” said City Connection‘s commercial manager Herb Goldberg to the New York Observer. Goldberg and the company’s founder and president, David Schlamm, represented the landlord, the Trustees of the Masonic Hall and Home.

City Connections itself is headquartered in the building on the 10th floor. It’s “virtual” brokers also work out of “comfortable, casual and high-tech” cafe-style offices. [NYO] – Angela Hunt
