The five-story properties at 53-55 First Avenue, between East 3rd and East 4th streets, contain a total of roughly 18,000 square foot, including one commercial unit and 22 apartments. Twelve of the apartments are rent-stabilized, while nine are fair market. One is rent-controlled. Massey Knakal Realty Services’ team of Robert Knakal, James Nelson, Jonathan Hageman, Matthew Nickerson and Patrick Yannotta has the listing.

Although the buildings are for sale, H. Brickman & Sons will continue to occupy its 3,840 square feet on the ground floor, EV Grieve reported. The current landlord requires a lease-back of the retail space, at a rate of $20,000 per month for an initial term of 20 years and 2 percent yearly increases. [EV Grieve]Mark Maurer
