Steepest, cheapest listings to hit Manhattan this week

On the high side: Marble and onyx floors. On the low: “Needs TLC”

Superbroker Dolly Lenz has the priciest single-family residential listing to hit the Manhattan market this week with a $53 million co-op at 2 East 67th Street in Lenox Hill. The full-floor residence boasts an entry gallery with a fireplace, oversized formal dining room and paneled library, all with fireplaces and all facing Central Park. The large master suite has a fireplace as well, as well as several closets and a master bath.

The week’s second-priciest new listing is a $19.9 million condominium at 515 Park Avenue in Lenox Hill. Recently renovated and designed by Tony Ingrao, the 5,000-square-foot home features a private elevator, entrance gallery with patterned onyx and marble-inlaid floors, a living room with a decorative fireplace, mahogany French-polished paneled library with an en suite full marble bath and a formal dining room. The private wing of the home holds the master bedroom with walk-in closets and “spa-like” marble master bath that includes a separate shower. The Corcoran Group’s Maria Manuche and Carrie Chiang have the listing.

Lenz, along with Brown Harris Stevens’ John Burger, also holds the listing for the third-priciest apartment to hit the market this week. The $18.9 million penthouse co-op at 10 Gracie Square in Yorkville boasts East River views, several glass walls, four wood-burning fireplaces, a landscaped wraparound terrace and private elevator. The windowed chef’s eat-in kitchen is outfitted with custom cabinetry, skylights and stainless steel appliances, while the corner master bedroom holds a wood burning fireplace, walk-in closets and marble master bath.

The cheapest listing to hit the market this week is a $93,000 restricted-sale, one-bedroom condominium at 30 Macombs Place in Central Harlem. The listing is sparse on unit details, noting only that “this beautiful one-bedroom needs TLC.” Building amenities include a laundry facility. Besmatch Real Estate’s Noel Cohen III has the listing.

Second on the inexpensive end is a $205,000 studio co-op at 140 Claremont Avenue in Morningside Heights. The unit boasts wood floors, walk-in closet space, an eat-in kitchen and full tub, according to the listing. Citi Habitats’ Santiago Steele has the listing.

Third cheapest this week is a $220,000 one-bedroom prewar co-op at 120 Bennett Avenue in Hudson Heights. The listing is scant on detail, though building amenities include a bike room, elevator and laundry. Majestic Rose Corp.’s Peggy Raye Guttilla has the listing. — Julie Strickland
