Another big sale at One57 as unit goes for $30.5M

Transaction follows $31M sale in the building earlier this month

Another unit at One57 has sold for a hefty price.

According to city property records, a three-bedroom, four-and-a-half bathroom on the 61st floor of the Extell Group’s luxury residential tower was unloaded for $30.5 million. The buyer: Hadley Phillips, a New Jersey-based doctor, according to city records.

The apartment has a 57-feet park front. The monthly maintenance fees on the 4,483-square-feet sponsor unit are roughly $7,000.

Phillips could not be reached for comment Thursday afternoon.

A sponsor unit on the 59th floor was sold last month for $30 million to an affiliate of George Constantin-led Heritage Realty Services.

Earlier this month, a three bedroom condo hit the market for $41 million, just a day after it was bought for $10 million less.

The Christian de Portzamparc-designed residential tower is 75 percent sold, with only park facing units remaining. Some tenants are already living in the building.

All told, Extell is looking to make about $2 billion in sales at One57.
