Jans Realty’s Michael Cohen is bringing another mixed-use development to Northern Boulevard in Long Island City.

Permits uncovered by New York YIMBY reveal plans for a 10-story structure totaling 102,315 square feet, with 53,698 set aside for residential and 48,563 allotted for commercial space. The 37-14 36th Street property is slated to include 85 residential units, according to YIMBY. Montroy Andersen DeMarco is listed as the architect of record.

The development will rise on what is now an auto dealership. Apartments are to begin on the third floor, where amenities and outdoor space will also be located.
