JDS to develop 11-story mixed-use project in Boerum Hill

Property to include 47 residential units, just over 3,000 square feet of commercial space

JDS Development Group has filed plans for a mixed-use Boerum Hill project that will total nearly 65,000 square feet and include 47 residential units.

The property at 613 Baltic Street, between Fourth and Fifth avenues, is to stand 11 stories and measure 64,770 square feet in total. The majority of the project — 54,248 square feet — will be residential, while 3,211 will be set aside for commercial use and 2,310 square feet for a community facility. VOA Architecture, PLLC is the architect of record, a spokesperson told The Real Deal.

The development will replace two townhomes, according to New York YIMBY. No projected completion date has been announced.

    Anything between 4th and 5th Avenue is firmly in Park Slope. 4th Avenue is the cut off between Boreum Hill and Park Slope, generally with the west side of 4th called Boreum Hill and the east side Park Slope. Since this is between 4th and 5th, it’s definitely Park Slope.

    JDS developed a building on 8th Street between 3rd and 4th Avenue already as well as a building in Williamsburg…NY YIMBY gets really good info, but needs to tone down his know-it-all attitude. He seems to conflate facts and opinions.
