TF Cornerstone leases up retail at LIC development

Latest tenants round out fitness, service and family-oriented offerings

The more than 30,000 square feet of retail space at TF Cornerstone’s East Coast development in Long Island City has now been entirely leased, with a number of fitness- and family-oriented tenants taking up residence at the waterfront project.

Steven Baker and Aaron Fishbein of Winick Realty represented the development and a number of the tenants in the deals.

At 4545 Center Boulevard, I Love Kickboxing will occupy 2,967 square feet of studio space. Jonathan Krieger of RKF represented the fitness company, which has another New York City location in Chelsea. National waxing services chain European Wax Center has also signed on for 1,252 square feet.

Children’s salon and clothing store Mimi & Mo and youth enrichment specialists New York Kids Club have also taken out leases at the building. Mimi & Mo has leased 1,239 square feet of retail space, while New York Kids Club will run its classes and fitness activities out of a 5,003-square-foot space.

Baker and Fishbein have also brought TD Restaurant Group into the fold at 4610 Center Boulevard. The company will operate a 7,733-square-foot Italian restaurant in a space behind the iconic Pepsi sign. The eatery will include a 2,200-square-foot outdoor terrace. Harris Bulow of Signature Partners represented TD in the deal.

TF Cornerstone completed construction at East Coast Development in July 2013. At the time, the developer said limited retail offerings in the immediate area presented a problem.

At a recent summit on Long Island City development, Kevin Singleton, executive vice president of TF Cornerstone, said neighborhood amenities have become more diverse, especially around Vernon Boulevard just east of the development.

“Vernon Boulevard itself has changed in recent years and become a haven for all sorts of new retail,” said Singleton. “There’s this claim that perhaps it’s not quite there yet. I would tend to differ and say that it’s there and it will continue to evolve.”

Baker and Fishbein are also marketing 150,000 square feet of retail space at another LIC mixed-use development, Alma Realty’s 30-30 Northern Boulevard, as The Real Deal previously reported.
