Penthouse duplex in Tribeca back on market for $48M

Current owner of 145 Hudson paid a littler more than $30M for apartment in 2009

Sky Loft, a two-story penthouse above a historic Art Deco building in Tribeca is expected to hit the market this week for $48 million.

The aerie on top of 145 Hudson Street is 7,500 square feet with high ceilings and glass walls. Top-floor aeries are gaining in popularity, as owners look for ways to attract buyers to luxury units in downtown Manhattan.

While about half the size of the 15,000-square-feet duplex at the Ritz Carlton residences — on the market right now for $118 million — broker Oren Alexander of Douglas Elliman called it “an amazing glass house on top of a building.”

The penthouse has four bedrooms, four-and-a-half bathrooms as well as a terrace that wraps around the apartment. Current owner and private investor William Duker paid $30.55 million in 2009 for the unit. The penthouse has been on the market twice before.
