Cosmetics brand Aveda, an affiliate of Estée Lauder, inked a lease to expand at 233 Spring Street, an office building that’s part of Stellar Management’s One Soho Square project.

The Aveda Institute would occupy 20,000 square feet on the second floor, above the 1,500-square-foot retail on the floor below it. Aveda’s ground-floor space will shrink as part of the deal. The new duplex space will feature 13-foot ceiling heights and directly connect both the store and training academy.

Cushman & Wakefield brokers Jamie Katcher, Jodi Roberts, Josh Kuriloff, Matthias Li and Jonathan Fales represented Laurence Gluck’s Stellar Management. The tenant was represented in-house by Ed Velten of Estée Lauder.

Stellar and Rockpoint Group are in the process of combining 161 Sixth Avenue and 233 Spring Street into a 19-story, 768,000-square-foot property. [NYP, 4th]Mark Maurer
