Steepest, cheapest listings to hit Manhattan this week

On the high end: Louix XVI fireplace mantle. On the low: Large enough for a full-sized bed.

Brown Harris Stevens’ Nicholas Palance and Edward Joseph had the priciest single-family residential listing to hit the Manhattan market this week with a $24 million penthouse condominium at 43 West 64th Street in Lincoln Square. The property combines two penthouse apartments into a triplex measuring 6,000 square feet, with an additional 2,300 square feet of exterior space. The home also includes seven bedrooms, seven renovated bathrooms, two powder rooms, two fireplace and three terraces, according to the listing.

Second on the pricey end this week is an $18 million four-bedroom co-op at 145-146 Central Park West on the Upper West Side. The unit at the San Remo boasts ten rooms on the northeast corner of the building, outfitted with steel and glass kitchen cabinets, bedrooms facing Central Park and a servants’ hall leading to an extra full-size bedroom with a full-size bath and maid’s room. Warburg Realty’s Andrea Daniels has the listing.

Tied for second place this week is a four-bedroom co-op at 860 Park Avenue, also priced at $18 million. The full-floor apartment is decorated in the Renaissance style, with new-world touches such as central air conditioning, a spa-like master bath and full chef’s kitchen. The entrance gallery is outfitted with marble floors and leads to a corner living room with paneled wood details and a Louis XVI mantle over a wood burning fireplace. Avi Voda of Voda Bauer Real Estate has the listing.

Rounding out the priciest new resale listings this week is a $14 million townhouse at 131 East 65th Street in Lenox Hill. The five-story house has approximately 4,300 square feet of interior space and 500 square feet on the exterior. The home boasts high ceilings, hardwood floors, five working fireplaces and solid cherry wood doors. Douglas Elliman’s George van der Ploeg has the listing.

The cheapest listing to hit the market this week is a two-bedroom co-op at 420 East 119th Street in East Harlem. Located on the top floor of a prewar five-story walk-up, the unit boasts a large windowed kitchen, a windowed bathroom and access to a communal backyard. Saul Scheveloff of Realty Networking Services has the listing.

Second on the inexpensive end is a $175,000 one-bedroom co-op at 849 Saint Nicholas Avenue in Hamilton Heights. The listing is scant on detail but notes that the bedroom is “large enough for a full-sized bed,” and boasts “city views for miles” from the living room. Building amenities include a new roof deck and roof garden, as well as an elevator, live-in super and storage. Halstead Property’s Douglas Booth has the listing.

Third cheapest this week is a $190,000 alcove studio co-op at 95 Park Terrace East in Inwood. The dining alcove area features built-in shelving, while the renovated kitchen and ceramic bathroom both have a window. Miguel Ceara of Charles Rutenberg has the listing. — Julie Strickland
