Joseph Sitt is buying three Midtown office buildings.

The Thor Equities founder is buying the properties from Samson Management for $218 million. The deal includes 24 West 40th Street on Bryant Park, 45 West 45th Street and 145 West 45th Street. The buildings, which total 320,000 square feet, all have ground-floor retail.
