Building permits filed with the city last week reveal some changes to previously reported plans for B+B Capital’s 30-unit mixed-use condo building in Williamsburg, located at 196 South 3rd Street near Roebling Street.
Initial reports put the project at six stories, but the building permit application indicates the building will rise seven stories, with a single apartment occupying the top floor and rooftop space set aside for residents.
The 30 condos will encompass 20,173 square feet of space, spread throughout the second through seventh floors. Plans indicate a recreation room will be built on the second floor.
Initial reports identified Morris Adjmi as the architect but proved to be false. The architect of record is now Ismael Leyva Architects.
A 3,410-square-foot non-commercial art gallery will occupy space in the cellar and on the first and second floors, in line with previous reports that the building will house an art school.
The development will include 15 parking spots on the ground level and 16 bicycle storage spaces in the basement.
Developer Ilan Bracha of B+B Capital closed on the property in January, according to city records, which list the purchase price as $6.5 million. The plot was previously home to a parking lot. The building will have an address at 200 South 3rd Street, as previously reported by Curbed.
Representatives of B+B Capital and Ismael Leyva could not immediately be reached for comment.
