Steepest, cheapest listings to hit Manhattan this week

Serena Boardman of Sotheby’s International Realty and Brown Harris Stevens’ John Burger have the priciest single-family residential listing resale to hit the Manhattan market this week with a $85 million full-floor apartment at the Sherry Netherland at 781 Fifth Avenue. The sprawling 15-room, full-floor unit on the building’s 18th floor comes with multiple dressing rooms, offices and a terrace that overlooks Central Park. The next resident will be able to use the Sherry Netherland hotel’s amenities, including room service. The current asking price is $10 million lower than what owner and Liberty Travel owner Gilbert Haroche initially asked for the unit.

Urban Compass’ Leonard Steinberg has the week’s second priciest listing with a $48 million Tribeca townhouse. This six-bedroom, seven-bathroom townhouse at 2 North Moore Street is more than 11,000 square feet. The home also includes 1,500 square feet of exterior space. The vestibule opens with a reclaimed wood door to an entry gallery that’s lit from skylights. The new residents will be able to park three cars in the garage that comes with the townhouse. A living room with a wood-burning fire place, a dining room, a media room and a landscaped courtyard are part of the property.

The third priciest listing this week is another Tribeca townhouse. This one, listed by the owner, is an 11,000-square-foot home for $43.5 million. The house at 3 Hubert Street has six bedrooms, five-and-a-half bathrooms and is connected to a luxury condo tower. The entire home has an entertainment and cellphone-signal-boosting system. The property includes a 2,500-square-foot roof deck and a 1,000-square-foot backyard patio with enough space for ten people to dine. The hot tub and spa fit eight.

The week’s cheapest listing was a $227,900 one-bedroom unit at 870 West 181st Street. The six-story co-op building in Hudson Heights is a Fannie Mae HomePath property. The three-room apartment has a renovated kitchen and view of the building’s interior courtyard. The listing promises that the unit gets good light. American Colonial Corp.’s Neal Dalessio has the week’s second cheapest listing with a 500-square-foot studio at 301 East 63rd Street for $230,000. The building includes a live-in superintendent, central laundry, common storage and a bike room. Residents can use the property’s roof deck. Pets are allowed in this Lenox Hill co-op.

The week’s third cheapest listing can be found at 90 Lasalle Street. The Morningside Heights Housing Corporation’s Carina Caba and Frank Aguilar have the listing of this 500-square-foot studio for $240,000. The listing describes the unit as a sunny studio apartment with a separate eat-in kitchen, four closets and a large living space. The building is located very close to the Columbia University Campus.
