Heritage Real Estate plans 23-story East Harlem building

Property to hold 108 apartments and 20,000 square feet of community space

Jeremy Markowitz’s Heritage Real Estate Partners will erect a 23-story, 108-unit building in East Harlem at 1399 Park Avenue, according to permits filed with the city.

Heritage purchased the lot, which sits between East 103rd and 104th streets, for $12 million at the end of last year. It currently contains three dilapidated townhouses, New York YIMBY reported.

The new structure will hold 94,000 square feet of residential space, which may indicate rentals, as the average unit size will be only 870 square feet. The building will have between two and 10 apartments per floor, with 20,000 square feet of community space on the ground floor. The building will also have a 54-space parking garage on the basement and ground-floor levels.

“This was a site we have been working on assembling for the past three years that involved assembling five lots, two air rights parcels and multiple easements,” Markowitz told The Real Deal.
