Rubin Schron’s Cammeby’s International has plans to build an 88,000-square-foot commercial-and-community facility next to its planned residential tower in Coney Island, according to a permit application filed with the city’s Department of Buildings on Wednesday.

The three-story building at 614 Sheepshead Bay Road would have 41,602 square feet of commercial space and 46,347 square feet for a community facility.

A breakdown of the building’s floors show retail will be on the ground floor while office space and an unidentified community facility will be on the second and third floors. A 138-space garage will be on the cellar level.

The Downtown Brooklyn-based developer purchased the property in January for $18 million.

S9 Architecture and Engineering is the architect of record, the filing shows.

In January, Cammeby’s filed plans for a 40-story residential tower at 532 Neptune Avenue, just around the corner from 614 Sheepshead Bay Road. That building is set to be the tallest in Coney Island.

A representative for the developer was not immediately available to comment.
