With closings on the horizon, developers Harry Macklowe and CIM Group revealed 432 Park Avenue’s model residence – an ultra-luxe pad perched 403 feet above street level.
The model residence occupies half of the 38th floor in their trophy development, which is currently the tallest residential building in New York City at 1,396 feet. The 96-story tower, designed by architect Rafael Viñoly, has 104 half- and full-floor condominium units designed by Deborah Berke.
The model apartment has three bedrooms and measures 4,082 square feet. Accessible via private elevator landing, it has 12.5-foot ceilings with building’s signature 10-foot-by-10-foot windows overlooking the city. The pad has four full baths, including double master baths with a freestanding tub and a 1,200-pound Bianco Sivec marble countertop.
“Our goal was to design a residence that reflects the atmosphere of modern luxury that characterizes the nearly completed building,” Berke said in a statement. “And of course the apartments at 432 Park Avenue are all about the views.”
The developers declined to say how many units are left, but said there are half- and full-floor units available with prices ranging from $16.5 million to $82.5 million.
The $95 million penthouse was snapped up in 2013 by Saudi Arabian retail magnate Fawaz Al Hokair, as The Real Deal reported. At 8,255 square feet, the highest residence in the city went for $11,508 per square foot.
The model unit, furnished with luxe pieces such as a gold-leaf Yves Klein coffee table, is not currently listed. The same apartment, one floor up, is asking $18.6 million, or $4,556 per square foot.
Closing are set to begin this fall.
432 Park has 30,000 square feet of amenities, including a 75-foot indoor swimming pool, fitness center and spa, billiards room, screening room, performance venue and conference venue. The Condo Tower Also A Private Restaurant And Outdoor Terrace Overlooking 57th Street.
Macklowe is seeking some of the highest asking office rents — $150 per square foot – at the 71,000-square-foot commercial portion of 432 Park.
