Public relations firm M. Booth & Associates is moving its headquarters to Midtown, with a new lease for 35,000 square feet at Tishman Speyer’s Chrysler East Building at 666 Third Avenue, The Real Deal has learned.

The company committed to new digs just months before the lease for its two-floor, nearly 28,000-square-foot space at Rockrose Development’s 300 Park Avenue South will expire, in February. After M. Booth vacates that building, billion-dollar fantasy startup FanDuel will occupy part of its space for a penthouse triplex spread.

Given the larger floor plates at Tishman Speyer’s 32-story, 666,000-square-foot tower, M. Booth’s expanded office space spans only one floor. The seventh floor was previously vacant, according to CoStar data.

Average asking rents at the building are in the mid-$60s per square foot, lower than the roughly $80 per square foot M. Booth at 300 Park Avenue South.

Savills Studley’s Howard Nottingham represented M. Booth in the deal, while Tishman Speyer’s Rob Weller and Greg Conen represented the landlord in-house.

The brokers declined to comment, as did representatives for Tishman Speyer and M. Booth.

Earlier this year, transportation consulting firm Boca Group International signed a lease for 9,000 square feet at the property. Law firm Mintz Levin Cohn Ferris Glovsky and Popeo, the European Union, the State of the Netherlands and the Ludwig Institute for Cancer Research are among the other tenants. The tower has frontage on East 42nd and 43rd streets, as well as Third Avenue.

M. Booth’s client base includes American Express, Mercedes-Benz and Burlington Coat Factory.
