    The condominium portion of the Aldyn, Extell Development’s first foray into condo-rental hybrids, is now 50 percent sold, according to the project’s exclusive marketers, Corcoran Sunshine Marketing Group.

    The building is one of four developed by Gary Barnett’s Extell Development on Riverside Boulevard between 59th and 72nd streets.

    The 40-story Aldyn, at 60 Riverside Boulevard near 64th Street, has 136 rental units on the bottom 10 floors and 150 condos on the remaining floors. Sales began in January with prices ranging from $765,000 for a 691-square-foot one-bedroom unit to $16.9 million for a 5,487-square-foot, seven-bedroom unit, Streeteasy.com shows. – Adam Fusfeld [more]

    The Aldyn

    From the March issue: The 40-story Aldyn is the latest in a wall of luxury towers, and the fourth by Extell Development, to sprout up on Riverside Boulevard in the West 60s.

    This largely glass building, however, is a condo-rental hybrid — an option that, as The Real Deal has reported, has become increasing popular for developers since the economy soured because it helps them hedge against the uncertain sales market. The Related Companies has a hybrid project at 440 West 42nd Street, and J.D. Carlisle Development Corp. has the Beatrice/Eventi combination on 29th Street.

    But the hybrid model is a first for Gary Barnett’s Extell, which has also built the Avery and the Rushmore, both condos, and the Ashley, a rental, on this patch of Riverside South, a site extending from 59th to 72nd streets. [more]

  • Extell begins sales at UWS’ Aldyn

    Sales launched today at the Aldyn, a 286-unit rental and condominium building at 60 Riverside Boulevard near 64th Street, according to developer Extell Development. Corcoran Sunshine Development Marketing is the exclusive listing brokerage for the project, which was designed by Costas Kondylis & Partners.   • Extell Development filed plans this month to construct a 530-unit
    residential tower at 40 Riverside Boulevard, the greatest number of
    units in the long-running West Side development known as Riverside
    South, records with the city Department of Buildings show. The 33-story tower at 62nd Street is part of the expansive mixed-use
    Riverside South project, which stretches from 59th to 72nd streets east
    of the West Side Highway. The 345-foot tall structure is being designed by architect Costas
    Kondylis & Partners
    , according to the DOB application made June 10. Donald Trump first developed seven buildings on the northern part of
    the 75-acre Riverside South site, known as Trump Place, and Extell
    Development completed the Avery and the Rushmore further south.
    Extell is also building 60 Riverside Boulevard. The highest number of
    units today in the series of apartment buildings is the Trump-built 180
    Riverside Boulevard, with 516 units, completed in 1998. [more]
