    With an ear to the ground for the next breakout Brooklyn market, brokerage Aptsandlofts.com signed a lease for 2,000 square feet over two floors at 308 Malcolm X Boulevard, between MacDonough and Decatur streets, in Bedford-Stuyvesant.

    The Williamsburg-based sales and rental brokerage opened its second Brooklyn office in Cobble Hill last year, and this marks the third. Founder David Maundrell said he is seeing families increasingly spend roughly $1 million in Bed-Stuy to convert a three-family house into a single-family one.     Since Aptsandlofts.com launched leasing in July, 120 of the 199 units at the 12-story building at 2-14 50th Avenue are taken. The project offers studio apartments ranging in size from 440 to 475 square feet, one-bedrooms sized from 580 to 700 square feet, two-bedrooms from 900 to 1,000 square feet, and 1,250-square-foot three-bedroom apartments. Monthly rents range from $1,875 to $4,750. [more]

    Aptsandlofts.com is heading up leasing for the 41-unit beachfront project, consisting of studios, one-, two- and three-bedroom apartments. Prices start at $1,200 for a studio, $1,385 for a one-bedroom, $2,446 for a two-bedroom and $3,508 for a three-bedroom, the release said. Brokers Alan Wieder and Joseph Adago have the listings. The feature is premiering this week and is similar to a notification on the proximity of nearby subways on the firm’s website. [more]

    Aptsandlofts.com, the Williamsburg-based sales and rental brokerage, has tapped industry veteran Chris Havens of Creative Real Estate Group to head its new commercial division, the company announced today.

    Havens, who founded Creative Real Estate Group, a brokerage representing commercial landlords and tenants, in 2007, will now head a team of five commercial brokers at Aptsandlofts.com. His colleague, Francis DeCarlo, will also be joining David Maundrell’s firm. “I needed a bigger platform,” Havens told The Real Deal today. “I’d been focusing on Downtown Brooklyn and Dumbo [at Creative] so this helps me expand my territory into Northern Brooklyn.” [more]
