    Forest City Ratner has slapped its joint venture partner, Skanska USA Building, with a second lawsuit in a developing dispute over construction of modular units for its Pacific Park Brooklyn residential project.

    On Friday, FCRC Modular, a Forest City Ratner limited liability company, filed a complaint with the New York State Supreme Court alleging that Skanska Modular and its president Richard Kennedy were in breach of contract after furloughing workers at a factory operated by FC+Skanska. The complaint claims that a work stoppage must first be approved by the board of FC+Skanska, a joint venture of Forest City Ratner and Skanska, and that Skanska did not seek approval before stopping work.     The subsidized units at Forest City Ratner’s B2, a residential tower in the Atlantic Yards megadevelopment, will start at $494 per month. The 32-story modular tower, at 461 Dean Street and Flatbush Avenue, broke ground last December.

    About half of the units will be affordable – 20 percent for low-income households and 30 percent for so-called middle-income households. Market-rate apartments on average will run $2,611 for studios, $3,353 for one-bedrooms and $4,403 for two-bedrooms. [more]

    The opening of B2, the first residential tower in the Atlantic Yards megaproject, has been pushed back six months.

    The 32-story tower at Flatbush Avenue and Dean Street will likely open in the last quarter of 2014, rather than that summer, Jane Marshall, an executive for developer Forest City Ratner, said last night at an Atlantic Yards Quality of Life Committee meeting. The delay occurred because the developer has spent more time than expected on launching a modular factory at the Brooklyn Navy Yard, Marshall said. [more]

    The 17 tenants who accepted a relocation deal to leave their homes on the site of what is now the Barclays Center may soon be moving back home. But seven years later, some of those displaced residents are still fuming, the New York Daily News reported.

    Under the unique deal, Forest City promised tenants living within the blueprint of the new Nets stadium affordable units in the B2, the new 32-story residential complex in Atlantic Yards, when completed in the summer of 2014. In the interim, tenants got nearby apartments at the same rent, in return for moving. [more]

    The first residential component at Atlantic Yards, a 32-story tower known as B2, will contain 930 prefabricated units and a mix of studios, one-bedrooms and two-bedrooms, developer Forest City Ratner said today.

    The company had announced in October that the 15 residential towers at the project would be built using pre-fabricated, modular construction. But details revealed today show a unit breakdown of 150 studios, 165 one-bedrooms and 48 two-bedrooms, with 20 percent of the two-bedroom units offered as affordable housing. The groundbreaking is scheduled for Dec. 18. When completed in 2014, B2 will be the tallest modular building in the world. [more]

    Forest City Ratner is slated to set a record in modular construction, the New York Post reported. Not only will the company develop 15 buildings at Atlantic Yards using modular construction, but according to MaryAnne Gilmartin, the company’s executive vice president of commercial and residential development, the construction of B2, a 34-story pre-fab building, will shatter the current record of 24 stories.
