Canadian developer plans six-story apartment complex on La Brea 

TOC project would replace a two-story strip mall in Hollywood

A Canadian company has filed plans to demolish a Hollywood strip mall and build a 100-unit apartment complex. 

The project application was filed this month by Anthony Sharp, whose company, 2200 Larimer LLC, is registered to an address in Toronto. 

The project would rise at 1523-1529 and 1533-1537 North La Brea Avenue, in a busy commercial area in western Hollywood near Sunset Boulevard and the border of West Hollywood. It’s a popular part of the city for multifamily development: Earlier this month, Uncommon Developers filed plans for a seven-story complex near Sunset and North Gardner Street, several blocks to the west of Sharp’s project.

Numerous other buildings have opened in the last couple years in the area, and more projects are underway. This spring the City of Los Angeles approved a long-awaited Hollywood zoning update that accommodates 35,000 new units, in line with the city’s plan to continue adding density to one of its largest and most populous neighborhoods. 

The La Brea project would knock down a two-story retail complex where tenants include or have recently included a tattoo shop, barber, kebab house, ice cream shop and liquor store. The apartment complex would rise six stories and total 72,000 square feet, with 70 parking spaces. 

The developer is applying under the city’s popular Transit Oriented Communities program, which allows for density and other zoning exemptions for projects that are located near public transit and meet affordable housing quotas. Of the 100 units, 90 would be market rate and 10 would be reserved as affordable, according to the project application.
