Developer 13th Floor Homes has nearly sold out its Central Parc single-family home development in Tamarac.

Less than two years after launching sales, 13 Floor has sold 248 of the 253 homes at Central Parc.

Home prices at Central Parc range from $274,000 to $332,000, making it one of the most affordable new-home developments in Broward County.

The location of Central Parc is a former golf course on Commercial Boulevard just west of Florida’s Turnpike. The developer, 13th Floor, bought the 40-acre site, the former Sabal Palm golf course,  in 2011 for $6.5 million.

13th Floor has been averaging more than a dozen Central Parc home sales a month.

“It’s an extraordinarily quick pace, and really that proves our thesis that people who live and work down here are not being served,” Mike Nunziata, a principal of Miami-based 13th Floor Investments and division president of 13th Floor Homes, told the Sun-Sentinel. “There’s a pent-up demand for new, single-family housing.”

The three- and four-bedroom homes at Central Parc are sized from 1,600 square feet to 2,100. They feature brick-paver patios, concrete-tile roofs and granite countertops.

When 13th Floor finishes selling Central Parc homes,  the company will launch a 239-home second phase of the development, called Manor Parc, on 60 acres across Commercial Boulevard from Central Parc. [Sun-Sentinel]Mike Seemuth
