Akerman LLP is in the midst of its move into Three Brickell City Centre, where it will have offices, conferences rooms, and even a café in 110,508 square feet of space on seven floors.
While the deal had been in the works for months, CoStar data showed that Akerman inked the lease in early January at the 12-story tower. The firm accounts for 82 percent of the 134,552-square-foot building, which developer Swire Properties originally planned to open as a wellness center.
CoStar said the tax and operating expenses for the lease would cost $1.94 million a year alone, or roughly $17.60 per square foot. Asking rates at the building are $50 per square foot, but Akerman’s actual rent is unknown due to confidentiality agreements.
Inside the space, the law firm’s conference center has a capacity of up to 300 people, with conferencing technology and retractable wall systems. Its café is located on the corner of the building’s top floor.
Each floor has a shared space for visiting professionals traveling from other Akerman offices or teams of lawyers working on a project or case, the firm said. Each floor also has a “war room” for private conversations, as well as a coffee bar.
Akerman has 290 lawyers and professional staff at its Miami office, and the firm said its new space will allow it to grow by 10 percent. — Ina Cordle
